Our rental management services are basically freely selectable. If you still wish to retain tasks yourself, it is of course possible to take over individual administrative tasks, e.g. bookkeeping. In the case of a complete management takeover, we take on all the tasks that are part of proper property management. Below you will find an insight into our services.
For the duration of the contract, the administrator is obliged to manage the property with the diligence of a prudent businessman and to protect the interests of the client in every respect. The responsibilities of the real estate manager include in particular
a) Recording and managing tenant master data
b) Conclusion and termination of rental agreements, new rentals including finding tenants
c) Acceptance and handover of the rented units in the event of a change of tenant
d) Securing agreed rental collateral and managing it
e) Preparation of service charge statements and management of advance payments
f) Organization of extrajudicial dunning procedures for rent arrears
a) Preparation of monthly statements for the owner
b) Creation of various overviews by arrangement
c) Processing of all payment transactions
d) monitoring the insurance cover for the property, settling any claims; terminating and concluding new insurance contracts at the client’s request
e) Representation of the client, in connection with the property, vis-à-vis all authorities
f) Assertion of warranty claims and exercise of rights of retention
g) Review of all operating and management costs
h) Management of house files and receipts
a) Ensuring the functionality of the property’s heating, sanitary and other systems, including the conclusion and termination of supply and maintenance contracts
b) Contracting out the work required for the ongoing maintenance, upkeep and repair of the property
c) If the anticipated contract sum exceeds the amount of XXX €, the property manager must obtain at least two offers. If the contract is not to be awarded to the cheapest bidder, the consent of the client is required
d) Conclusion and termination of janitor contracts and contracts with other auxiliary staff (e.g. for house, street and sidewalk cleaning, outdoor facilities). Supervision and control of the activities of the aforementioned persons in relation to the property
e) Informing the client of any important and/or unusual matters relating to the property.
